  • Financial & Proof Details (For Buyers & Sellers): To comply with stringent Anti-Money Laundering (AML) and ‘Know Your Client’ (KYC) regulations—laws designed to protect the integrity of the financial system—we require proof of identity (passport, driver’s licence) and proof of address (utility bill, bank statement). For buyers, we may discuss mortgage agreements in principle or proof of funds to ensure serious enquiries. This is not idle curiosity; it is a legal safeguard for all parties involved.

  • Needs and Preferences: Your desired location, number of bedrooms, budget, garden requirements, proximity to schools, or need for a home office. This allows us to move beyond keyword matching and genuinely understand the home you are seeking or the market for your property.
